Michael Manning

Michael Manning is an operating engineer at GFP Real Estate with more than 20 years of experience in building operations, facilities maintenance and fire and life safety. He is responsible for operating and maintaining critical building systems, including cooling towers, chilled and condenser water pumps, HVAC equipment, variable frequency drives, air-handling units and domestic water systems. He also performs preventive maintenance, troubleshoots equipment and uses the Alerton Ascent Compass building management system to monitor and optimize building performance.

Before joining GFP, Michael spent 13 years as a fire and life safety director with Royal Realty Corporation. In that role, he managed emergency response procedures, coordinated with the New York City Fire Department, monitored fire command systems and helped maintain compliance with applicable safety regulations.

Michael holds numerous industry certifications, including the Q-01 Refrigeration System Operating Engineer Certificate of Qualification, F-89 Fire and Life Safety Director Certificate of Fitness and Universal CFC Certification. He also holds First Aid certification and multiple FDNY Certificates of Fitness covering sprinkler, standpipe and oil burner systems. His additional training in electrical wiring, plumbing and carpentry enables him to support a wide range of building operations and maintenance needs.
