Rehearsal facility Ripley-Grier Studios adds space in Garment District

Ripley-Grier Studios has expanded its footprint at 520 Eighth Ave. in Manhattan's Garment District.

The rehearsal facility, which provides studio and meeting spaces to clients in the theater, entertainment, teaching and business industries, signed a 15-year lease for 62,000 square feet. The space is on the 10th, 16th and 17th floors.

The company, which says it's the world's largest rehearsal facility, has four locations in Manhattan.

Ripley Grier Studios has been a tenant at 520 Eighth Ave. since 1999. This new lease expands its space by an additional 11,000 square feet.

Joseph Harkins of Cushman & Wakefield (NYSE: CWK) represented the tenant in the deal.

Matthew Mandell — who represented the landlord, GFP Real Estate, in-house — said GFP is thrilled to see the company and its clients do well after the pandemic hit the entertainment sector particularly hard.

"Ripley-Grier Studios has grown exponentially since it first moved into the building in 1999, and worked closely with GFP to creatively add additional space vertically and horizontally over the years," Mandell said in a statement.

520 Eighth Ave. is a 26-story, 860,000-square-foot office tower between West 36th and 37th Streets, close to Penn Station, Madison Square Garden, Times Square and Hudson Yards.
