Cooper Electric Supply Signs Long-Term Lease at 209 W. 38th Street

GFP Real Estate, LLC is pleased to announce that Cooper Electric, a full-service electrical distributor with 53 branches across New York, New Jersey and Pennsylvania, has signed a seven-year lease for 7,609 square feet office space—half of the 8th floor—at 209 West 38th St.

The new space, which will serve as the Cooper Electric Supply’s ’s regional headquarters, will also house the company’s lighting controls and switch gear division. The company will also create an open space for entertaining clients as well as a special ‘lighting control center’ which the company will use to test new lighting control systems and new technologies to ensure efficiency and compatibility.

“We fell in love with the building and the space immediately, which features exposed brick, great light and an industrial feel. It was exactly what we were looking for in a new space,” said John Broxmeyer, New York Regional Vice President of Cooper Electric Supply. “It was an absolute pleasure to work with the Gural Family. Working with a family-owned and operated company made a significant difference throughout the entire process.”

Established in 1961 as a family-owned business, Cooper Electric Supply serves numerous segments of the market including electrical contractors, industrials, OEM, utilities, residential, and solar providers. The company will move from 29 West 38th Street, and will maintain its ground-level retail store at its existing location.

Michael Frantz of Avison Young represented the tenant in the transaction; Matthew Mandell of GFP Real Estate represented the landlord, GFP Real Estate, which will modify the space for the tenant.

“Cooper Electric was looking for a fresh, new with historic character and a central location—209 West 38thSt. fit the bill perfectly. What’s more, the space is located just down the street for their existing retail location, providing quick access to the store when needed,” said Matthew Mandell of GFP Real Estate.

Built in 1910 under the supervision of the architect Frank J. Helmle, 209 West 38th Street is a 12-story, 160,000-square-foot office building that is home to a number of big name fashion tenants, while the base of the building features the iconic Ben’s Kosher Delicatessen. Located in the renowned Garment District, the building is close to many subway lines as well as a variety of amenities.
